- Land classification and whether the intended use is actually permitted
- Restrictions on who may purchase agricultural land in the state
- Water source, borewell depth in the area, and power connection status
- Genuine access — a right of way that exists on paper and on the ground
- Realistic resale market, which is thinner than for city plots
Financing options for agricultural land are limited and the resale market is slow. Treat it as a long-hold purchase made with money you are not going to need back quickly.
